Town planning Scheme

Town planning Scheme. If all the landowners in a locality, withing a municipal area, agree to abide by the provisions made in a Town Planning Scheme, and such terms and conditions, as may be prescribed, the Municipality may, for the purpose of planning and development of that locality, prepare aTown Planning Scheme: Provided that in any Town Planning Scheme prepared under this section the area earmarked for roads, parks, open spaces and other public amenities shall not be than 35 percent of the area of the land of each of individual landowner covered under the Scheme.
