(I) Subject to agreement or established usage •f rent. money tent shall be payable in instalments similar to those prescribed or ordered from time to time for the payment of r *venue of the parent estate except that an instalment of rent shall be payable a fortnight earlier than the corresponding instalment payable by his landlord : Provided that the ten ant may pay or ten der the rent payable for the year at any time during the year before it falls due. (2) An instalment or pa rt of an instalment of rent not duly paid when it falls due shall be deemed to be an arrear. 29
