For Petitioner : Mr.R.Dhanasekar O R D E R This civil revision petition has been filed challenging the impugned order dated 04.06.2026 passed by the District Munsif Court-cum- Rent Court, Ambattur in M.P.No.1 of 2026 in R.L.T.O.P.No.28 of 2025. 1\4 https://www.mhc.tn.gov.in/judis C.R.P.No.4142 of 2026 2. In the aforesaid order, the application filed by the petitioner, who is the tenant seeking leave of the Rent Court to cross-examine the respondent (landlord witness), has been dismissed. 3. The case of the petitioner is that there is necessity to cross-examine the respondent’s witness only due to the fact that the respondent had agreed for extension of tenancy, but there is no document to that effect and therefore, only through the cross-examination, truth can be unearthed. 4. To grant or not grant leave for cross-examination is a discretion vested with the Rent Court and the said discretion to be exercised by the Rent Court depends upon the facts and circumstances of each case. Admittedly, the proceedings before the Rent Court is a summary proceeding. The Act, 2017 stipulates early disposal of the proceedings. In fact, the Act stipulates three months for disposal of any RLTOP. While that being so, the question of interfering with the impugned order rejecting the petitioner’s request for cross-examination through this civil revision petition does not 2\4 https://www.mhc.tn.gov.in/judis C.R.P.No.4142 of 2026 arise. The trial Court while dismissing the petitioner’s application has also taken into consideration the fact that the petitioner has not produced any documents to prove that the respondent (landlord) had agreed for extension of tenancy. This Court does not find any infirmity in the reasons given by the Rent Court for dismissing the petitioner’s application seeking leave to cross-examine the respondent’s witness. 5. For the foregoing reasons, this Court does not find any merits in this civil revision petition. Accordingly, this Civil Revision Petition is dismissed. No costs.
