The subject property situated at No.32, Veerappan Street, Chennai belongs to the Trust Estate of Salem Sambandam Pillai. The Trust is being administered by the Administrator General and Official Trustee of Tamil Nadu as per order of this Court in O.P.No.185 of 1921. The property was auctioned and the respondent was the highest bidder offering rent of Rs.6,660/- per month. Auction was confirmed by the High Court in Application No.2194 of 2023, dated 13.04.2023. Lease agreement was executed on 25.05.2023 and Mr.R.S.Monish Raaju, S/o.Selva Kumar was paying rent regularly till July 2023. Thereafter, defaulted payment of rent from September 2023. Reminder notice was sent to him to pay rent punctually. Since there was no response from the respondent, the present application has been filed. 3. Though notice served and the name of the respondent was printed in the cause list, there was no representation for the respondent. 4. In view of the facts and circumstances, respondent is directed to pay arrears of rent of Rs.64,615/- due from October 2023 to till April 2025, excluding the rent already paid along with further rent due to the applicant within a period of four weeks.
