3. In the present writ petition, the petitioners have assailed the conversion orders passed by respondent No. 3, produced at Annexure-J series.
4. In this regard, the learned Additional Government Advocate submitted that the petitioner has an efficacious alternative remedy of approaching the Karnataka Appellate Tribunal by challenging the impugned orders produced at Annexure-J series.
5. In reply to the same, Sri. M. Shivaprakash,
learned counsel appearing for the petitioners, by referring to the order dated 04.03.2025 passed in W.P. No. 35168/2018 (PIL), submitted that the private respondents have committed fraud in respect of the subject land and, therefore, sought interference by this Court.

6. Having heard the learned counsel appearing for the parties and following the declaration of law made by this Court in H C Narayana Reddy v. State of Karnataka and others reported in 2010 (1) KLJ 673, this Court is of the considered opinion that the petitioners have an efficacious alternative remedy before the Karnataka Appellate Tribunal.
7. Though the learned counsel appearing for the petitioners have alleged that an element of fraud has been committed by the private respondents, the said aspect of the matter can also be urged before the Karnataka Appellate Tribunal. Therefore, this Court is of the opinion that the present writ petition is not maintainable at this stage and the petitioners are required to avail the statutory remedy available before the Karnataka Appellate Tribunal.

8. Accordingly, the writ petition stands
disposed of, reserving liberty to the petitioners to approach the Karnataka Appellate Tribunal and seek appropriate relief in accordance with law. All contentions of the parties are kept open.
