JUSTICE R DEVDAS ORAL ORDER Learned Additional Government Advocate takes notice for all the respondents. 2. Learned Counsel for petitioner submits that suo motu proceedings were initiated at the instance of the Tahsildar, Bangalore South Taluk by the Special Deputy Commissioner-II, Bangalore South Sub-Division, Bangalore, in proceedings bearing No. RRT (2) (S) CR - 44/2010-2011 and the Special Deputy Commissioner - 3 - HC-KAR NC: 2026:KHC:21568 WP No. 12093 of 2026 dropped the proceedings after considering all the material documents and held that the land belongs to the respondents therein. Further, directions were issued to the respondents-Tahsildar and Assistant Director of Land Records, Bangalore South Taluk to take necessary steps to complete the phodi proceedings in respect of the land by showing the Cart Road in Survey No.65/6A instead of Survey No.65/2A, 2B and 65/5. It was also directed that the entire exercise should be completed within a period six months from the date of the order, however, till today the respondents-Tahsildar and the Assistant Director of Land Records have not completed the phodi proceedings. Therefore, the prayer in the writ petition is to issue a writ of mandamus directing the respondents-Tahsildar and Assistant Director of Land Records, Bangalore South Taluk to act in terms of the directions issued by the Special Deputy Commissioner and conclude the phodi proceedings as directed by the Deputy Commissioner, within a time frame. - 4 - HC-KAR NC: 2026:KHC:21568 WP No. 12093 of 2026 3. Having regard to the facts narrated hereinabove, the writ petition stands disposed of with a specific direction to the 3rd respondent-Tahsildar, Bangalore South Taluk and the 4th respondent-Assistant Director of Land Records, Bangalore South Taluk to complete the phodi proceedings which has already commenced as submitted by the learned Additional Government Advocate and conclude the same in terms of the directions issued by the Special Deputy Commissioner as expeditiously as possible and at any rate within a period of three months from the date of receipt of the copy of this order. 4.
