The Court made the following:
ORDER :
This Civil Revision Petition, filed under Article 227 of the Constitution of India, has been preferred by the petitioners/plaintiffs, seeking a direction to the learned trial Court for the expeditious disposal of I.A.No.324 of 2023 in O.S.No.209 of 2023, pending before the learned I Additional Civil Judge (Senior Division), Vijayawada. In the said application, the petitioners pray for a direction to respondent No.1/1st defendant to pay the arrears of rent, as well as a further direction to pay the agreed rent on a regular monthly basis.
2. Heard Sri M.Chiranjeevi Babu,
learned counsel representing Sri A.Syam Sundar Reddy, learned counsel for the petitioners, and perused the material available on record.
3. The petitioners/plaintiffs filed O.S.No.209 of 2023 on the file of the I Additional Civil Judge (Senior Division), Vijayawada with the following the prayer :
“Therefore, the Hon'ble Court may be pleased to pass Decree and Judgment in favour of the Plaintiffs against the Defendants for : a. Eviction of the Defendants from the Suit Schedule Properties and deliver the vacant possession of the Suit Schedule Properties to the Plaintiffs.

b. Recovery of arrears of rent of Rs.25,15,333/- (Rupees Twenty five lakh Fifteen thousand Three hundred and Thirty three only). c. Future agreed rent at Rs.40,000/- (Rupees Forty thousand only) per month in respect of Item No.1 of the Suit Schedule Properties till the Defendants vacated and deliver the Suit Schedule Properties. d. Admitted rent of Rs.60,000/- (Rupees Sixty thousand only) per month in respect of Item No.2 of the Suit Schedule Properties till the defendant vacated and deliver the suit schedule properties. e. Grant cost of the suit, and f. Grant such order/orders as the Hon’ble Court deems fit and proper in the circumstances of the case.”
4. In the said suit, the petitioner filed I.A.No.324 of 2023, seeking a direction to the respondent/No.1/defendant No.1 to pay the arrears of agreed rent amounting to Rs.25,15,333/- (Rupees twenty- five lakhs fifteen thousand three hundred and thirty-three only) by fixing a time frame.

Learned counsel for the petitioners/plaintiffs submits that the said application is still pending and has not been disposed of. It is further submitted that the respondents/defendants have filed objections thereto and, as per the copies of the docket orders dated 04.09.2023 and 21.07.2025, are not advancing substantive arguments and are seeking adjournments on one pretext or another.

6. Having considered the submissions and perused the docket entries, this Court is of the view that the application requires expeditious consideration and disposal.
7. Accordingly, without observing anything on the merits of the case, this Civil Revision Petition is disposed of, at the admission stage itself.
8. The learned I Additional Civil Judge (Senior Division), Vijayawada, shall dispose of I.A.No.324 of 2023 expeditiously, after affording due opportunity of hearing to all parties concerned, in accordance with law, without granting any unnecessary adjournment.
No order as to costs.
As a sequel thereto, miscellaneous petitions, if any pending, shall also stand closed.
