Learned counsel for the petitioner submits that respondent No. 6 operates an unregistered firm, namely Vansh Business Solution. 20.10.2022, Respondent No. 6 executed an agreement with the petitioner for a land situated at Village Jonki, Tahsil Sakri, Police Digitally signed by SHAYNA KADRI 2 Station Sakri, District Bilaspur, bearing Khasra part of 735, measuring 1700 square feet. However, respondent No. 6 showed the petitioner a different land, Khasra No. 35/5 and 35/8, measuring 1479 square feet, situated in Village Sakri, and entered into a sale deal, receiving Rs. 9,70,000/- as an advance through cheque and cash. Notably, the said land belongs to Latel S/o Dwarika, and respondent No. 6 did not have the legal right to sell it. Despite this, the deal was notarized on stamp paper. Later, the deal was cancelled by respondent No. 6 through a notarized document on 06.09.2023, and two cheques of Rs. 3,23,333/- and Rs. 6,46,666 were issued to return the advance amount. However, both cheques were dishonored due to insufficient funds. After the petitioner informed respondent No. 6 about the cheque bounce, Rs. 3,23,333/- was credited to the account of petitioner in three installments. The second cheque of Rs. 6,46,666 remains unpaid, and the matter is currently pending in Court. The petitioner had earlier filed an application on 19.11.2023, to take legal action against respondent No. 6, who presented a forged receipt with the petitioner's signature during the police investigation. The petitioner then moved an application before respondent Nos. 3 and 5, and also filed a complaint before respondent No. 2, Chhattisgarh Land Regulatory Authority (RERA), which directed respondent No. 3 to take action against respondent No. 6. However, no action has been taken till date. By this petition he seeks limited relief, praying a direction to the concerned authority to comply with the order dated 26.02.2024, within a specified time. 3 2. Learned counsel for the respondents submits that they have no objection to the limited prayer sought by petitioner with respect to direction to respondent – authority to comply with the order dated 26.02.2024. 3. I have heard learned counsel for the respective parties and also perused the documents annexed along with the record. 4. Taking into consideration the aforesaid aspect of the matter and submission of learned counsel for petitioner that respondent No. 2 has passed an order on 26.02.2024 directing respondent No. 3 to take action against respondent No. 6, at this stage, petitioner is directed to file a fresh representation before the respondent No. 4 / Commissioner, Nagar Palik Nigam, Bilaspur along with the copy of order dated 26.02.2024 passed by respondent No. 2 / Chhattisgarh Land Regulatory Authority (RERA), Raipur and copy of this order within 10 days and, in turn, respondent No. 4 / Commissioner, Nagar Palik Nigam, Bilaspur is directed to consider and pass appropriate orders within a further period of 45 days from date of receipt of representation. 5.
