Heard learned counsel for the petitioner and learned counsel for the respondents. 2. Present petition has been filed challenging the order dated 21.11.2011, whereby the rent was fixed at the instance of the landlord at Rs.5,000/-. Subsequently, in her appeal, the rent was reduced to Rs.900/- per month vide order dated 03.05.2016. 3. Considering the passage of time, no interference is called for in fixation of rent, moreso when the act itself has been repealed, the petition lacks merits and is dismissed. 4. The petitioner would be liable to pay the deference of the amount calculated at the rate of Rs.900/- per month, the amounts paid by the petitioner in terms of the order passed by this Court, shall be adjusted. 5. The respondents is also at liberty to move an application under The Uttar Pradesh Regulation of Urban Premises Tenancy Act,2021. In case, the same is filed, the same shall be decided within the time as specified in the statute. 6.
