Heard learned counsel for the petitioner and perused the record. 2. The present petition has been filed by the petitioner challenging the order dated 23.01.2024 passed against the petitioner-tenant under the Uttar Pradesh Regulation of Urban Premises Tenancy Act, 2021 as well as the appellate order whereby, the appeal preferred by the petitioner has been dismissed. 3. Admittedly, the petitioner was inducted as a tenant by virtue of an unregistered agreement for a term of 11 months commencing w.e.f. 01.01.2019 and upto 20.11.2019 and did not vacate the premises thereafter nor any fresh agreement was executed in favour of the petitioner. Both the Courts below have rightly passed the decree of eviction against the petitioner, warranting no interference under Article 226 of the Constitution of India. 4. The petitioner shall vacate the premises within a period of two months, failing which, the Executing Court shall execute the orders passed against the petitioner and shall submit a report to the Senior Registrar of this Court. 5.
