Advocate ORDER The petitioner claims that he is the owner of the property in S.Nos.66/2, 66/5B, 70/12B, 70/14B & 70/11C situated at Seedivimangalam North, Manachanallur Taluk, Trichy District. According to him, the lands are classified as “Punja Land”. On account of the financial difficulties, he decided to alienate the property situated in S.No.66/2. When he was taking steps towards that, he came to know that the guideline value of the property other than S.No.66/2 was fixed at Rs.12,35,000/- per acre. However, for the property situated in S.No.66/2, though it is an agricultural land, the guideline value had been fixed on a square meter basis. Having been taken back that the valuation of the agricultural land was being fixed on a square meter basis instead of an acre followed by the Government, he approached the first respondent by way of a representation on 19.12.2024. Pleading that the first respondent has not taken any action, he comes forward with this writ petition. 2. The learned Government Advocate points out that under Section 47AA, the issue has to be decided by the Valuation Sub Committee for the Trichy District. As the representation had been made to the Inspector General of Registration, the Valuation Sub Committee, which is under the supervision of the concerned District Registrar of the Trichy District has not yet received the representation. 4. This issue can be resolved very easily. 5. Even as per the guidelines relied on by the learned Government Advocate in Na.Ka.No.900/L2/2012 dated 19.06.2012, the Valuation Sub Committee of the District has to decide on the request, for refixing the guidelines valuation within a period of two weeks from the date on which, they receive the representation. Therefore, the second respondent instead of waiting for the representation dated 19.12.2024 from the first respondent, shall act on the representation that will be given by the petitioner on 10.02.2025. On receipt of such representation, they shall conduct an enquiry and pass appropriate orders in accordance with the guidelines issued by the first respondent dated 19.06.2012 on or before 07.03.2025. 3/5 https://www.mhc.tn.gov.in/judis W.P(MD)No.3550 of 2025 6.
