Nothing in this Act shall apply to a lease of any Exception premises entered into after the 1st day of December, 1941, for in the a period of not less than fifteen years which is not terminable case of long within the said period at the option of the landlord : leases. West Ben. Act XXXVIII of 1948. Provided that the provisions of this section shall not in any way affect any right acquired or accrued under section 5 of the West Bengal Premises Rent Control (Temporary Provisions) Act, 1948, or require the landlord to refund any premium, or salami or other like sum in addition to the rent, received by him in accordance with the provisions of that section.
