Notwithstanding anything to the contrary in any contract, custom, usage or practice when a person who has acquired a permanent, heritable and transferable right of use, occupation or enjoyment in any land by purchase or otherwise sells his land, it shall not be lawful for him or the landlord to impose any restriction or condition on the buyer regarding enjoyment or disposal of the land and such restriction or condition shall be void.
