The defaulting ten ant, the decree-holder or °rSalnd°of a n y o t b er interested persons may, within 60 days of irregula rity, t b e date of the sale, apply to the Court to set aside etc. the sale on the ground of material irregularity, or fraud or mistake in publishing or conducting the sale: Provided that no sale shall be set aside on this ground unless the applican t proves to the satisfac tion of the Court that he has sustained substantial injury by reason of such irregularity or mistake. “ Confirmation
