(I) If a raiyat or under-raiyat voluntarily Abandon- abandons his usual residence in the village or the m e n t- neighbourhood without notice to his landlord and, without arranging for payment of his rent as it falls due, ceases to cultivate his holding, either by himself or by some other person, the landlord may, at any time after the expiration of the agricultural year in which the raiyat or undcr-raiyat so abandons and cea ses to cultivate, enter on the holding and let it to anoth er tenant or take it into cultivation himself. (2) Where the whole or a part of a holding has been sublet, the landlo rd shall, before entering under this section on the holding, offer the whole holding to the sub-'essee for the rem ainder of the term of the sub-lease at the rent paid by the raiyat who has ceased to cultivate the holding, and on condition of the sub-lessee paying up all arrears due from th at raiyat. if the sublessee refuses or neglects within two months to accept the offer, the landlord may avoid the sub lease and may enter on the holding and let it to anoth er tenant or cultivate it himself.
