The money rent of an occupancy raiyat may Enhance- be enhanced by contract subject to the following y conditions:— (а) the contract must be in writing and registered, (б) the ren t must not be enhanced so as to exceed by more than [three annas]3 in the rupee the ren t previously payable by the raiyat, and (e) the rent fixed by the contract shall not be liable to enhancement during a term of 15 years from the date of the contract provided as follows:— (i) Nothing in clause (a) shall prevent a landlord from recovering ren t at a rate at which it has been actually paid for a continuous period of no t less than three years im mediately preceding the period for which the ren t is claimed,
