The defaulting tenant, the decree holder or any other interested persons may, within 60 days of the date of the sale, apply to the Court to set aside the sale on the ground of material irregularity, or fraud or mistake in publishing or conducting the sale: Provided that no sale shall be set aside on this ground unless the applicant proves to the satisfaction of the Court that he has sustained substantial injury by reason of such irregularity or mistake.
